There are two types of home-based businesses in Kitimat: (1) Home Business Address and (2) Home Occupation. Unique rules apply to each of these business classifications. See below for a summary or check out our fact sheet for more information and a copy of all local regulations.
Many entrepreneurs start a home-based business; find success, and move up to larger premises in a commercial or industrial area. Business use in residential zones is limited to ensure neighbours experience no adverse impacts. Similar restrictions do not apply to commercial or industrial properties.
Home Business Address (HBA)
A business license for a Home Business Address allows a business operator to oversee a trade, business, profession or other occupation in their own home. Business mail, e-mail, phone calls, and facsimile messages can be directed to the business owner's home. Goods associated with the business (total area up to 25 square metres) may be stored in the dwelling or an accessory building.
Home Business Address is a permitted use in all residential zones, and in the greenbelt zones which allow a residence. For more information on residential and greenbelt zones, please refer to the Kitimat Municipal Code, Part 9 – Division 4 and Division 7.
A valid Business License is required and site must provide off-street parking for all vehicles associated with the business. The business must not impair the quiet enjoyment of neighbourhood properties. Home Occupation (HO)
A business license for a Home Occupation is defined in the Kitimat Municipal Code as a “trade, business, profession, or other occupation carried on for remuneration or profit in a dwelling or a building accessory to a dwelling”. This type of home based business—although limited—allows display and sale of goods or personal services produced on the premises by residents of the dwelling.
Home Occupation is a permitted use in all residential zones except R1-A Residential Single Family and R5-A Multi Family. Home Occupation is also a permitted use in all the greenbelt zones which allow a residence.
Home occupation activity must not impair the quiet enjoyment of neighbourhood properties. Unless related to horticulture or agriculture, all business activity must occur indoors, and on-site parking is needed for all vehicles associated with either dwelling or business. A valid Business License is required and the business may not display, offer or sell anything which is created or manufactured off-site.
Individuals who wish to operate a home occupation business in the R1-A zone may do so only if Kitimat Council has granted a Temporary Commercial Use Permit (TECUP). Please see our Development Approval Guide for information on the TECUP application process.
Licensing Your Home Business
Every Home Business Address and Home Occupation business needs a Business License. When you complete the application form please indicate what type of business license you require. All applicants whose business complies with regulations will be granted a license.
To expand your business beyond the limits on a home business address or home occupation, you must relocate to a commercial or industrial property. Relocation to a storefront provides the opportunity for increased traffic volume, to hire part-time or full-time employees and to expand the scope of goods and services offered and the range of products which may be sold.
