Can I build a Secondary Suite in my house?

Secondary Suites are allowed in the following zones: R2-A, R2-B, G3, G3-A, G3-B, G3-C, and G5-A. This covers approximately 1360 lots, 66% of Kitimat’s single family properties. They are currently not allowed in the R1-A, R1-B, and R1-C zones. In these zones secondary suites could be permitted through a temporary use permit. A map showing these zones can be found here.

How Do I Apply to build a Secondary Suite?

Fill out a Building Permit Application online or at District Offices, for any modifications that will occur in the dwelling.

  • A building inspector will be on site to assess the proposed Secondary Suite.
  • A $25.00 fee applies to inspect and register the dwelling. Call 250-632-8900 to pay by phone.

Building Requirements

Secondary suites are subject to inspection by the District of Kitimat. In addition to the regulations contained in Section 9.36 of the BC Building Code, Secondary Suites are required to have:

  • Secondary entrance/exit (this can be a direct independent exit or a common shared access)
  • 30-minute fire separation
  • Smoke alarm
  • Separate forced air circulation (each dwelling unit must have either a furnace or separate electric heating)

Secondary Suite Incentive Program

Make a suite available for rent over the next five years and you may be eligible for a 5-year forgivable-loan by entering into a grant agreement with the District of Kitimat.

  • Up to $2,500 for any suite; or
  • Up to $5,000 if suite is rented at or below Level 1 Affordable; or
  • Up to $7,500 if suite is rented at or below Level 2 Affordable; and/or
  • $2,500 Bonus if suite is Accessible
