Public Hearing - C5 Zoning Amendment

The Public Hearing has been adjourned until Monday, February 3, 2014 at 7:30 pm in Council Chambers, 606 Mountainview Square to consider proposed changes to Kitimat's Municipal Code regarding proposed development at 633 Dadook Ave.

What Changes?

Rick Scheidt of R.W. Scheidt Design, on behalf of MasterBUILT Hotels has submitted an application for Council to consider zoning amendments to the C5 Zone to enable redevelopment of the old Aluminum City Motel site. Proposed are two new hotels totalling 149 beds and a new restaurant. The applicant is seeking to make three amendments to the C5 Zone: add ‘hotel’ as a permitted use; increase permitted height from 9 metres to 17 metres; and increase maximum allowable density from 0.5 to 0.8 Floor Area Ratio (FAR). These changes would apply to all properties in the C5 Zone.

What is Floor Area Ratio (FAR)?

Floor Area Ratio (FAR) is a measure of density. It is calculated by dividing the gross floor area of the buildings on a site by the area of the site. FAR is used to control the intensity of development but not building height or site coverage, which are controlled separately.

The diagram below shows what an increase in density from 0.5 FAR to 0.8 FAR could look like on a typical 1.0 hectare site, using three different site coverage scenarios: 50%, 25% and 15%. Note that the maximum site coverage in the C5 zone is 50%.
