Building and Land Permitting

Apply for a building permit online:

The District of Kitimat uses the online community development platform Cloudpermit for Building Permits and Inspections. You can complete the entire building permit process online on your phone, tablet, and laptop.

With Cloudpermit, you can:

• Apply for building permits at any time, from anywhere.
• Check the status of your building permit or building inspection. (when your application status changes, you’ll automatically receive an email letting you know)
• Schedule or cancel building inspections.
• Communicate with your building department with time-stamped messages.
• Request and submit changes to an existing building permit.

How to get started:

To start, create your Cloudpermit account by visiting https://ca.cloudpermit.com/login

Once registered, you can apply for building permits and track their progress online.

Use Cloudpermit for all building permits with the exception of:

Whether you require a building permit or not, all structures must comply with zoning regulations for setback and height as outlined under Part 9, Division 2 of the Kitimat Municipal Code. Other helpful information in the municipal code includes:

  • Buildings with a footprint larger than 10 square metres, measured to the outside wall surface, require a Standard Building Permit.
  • Building with a footprint 10 square metres or less, measured to the outside wall surface, require a Deck, Shed or Greenhouse Permit.
  • Unfinished area in existing building (e.g. recreation room, bathroom)

Engineering requests and other information

To view building files for property information, the registered property owner's authorization is required. Please complete an authorization letter and request for access to records form.

You must be in compliance with District of Kitimat regulations when building or developing land in Kitimat.

Downtown Design Guidelines

The District of Kitimat developed the Downtown Design Guidelines to ensure a standard of quality for improvements to our downtown core.

To ensure the standards set by the community, any development within the Downtown Revitalization Area must receive a development permit – including for exterior updates and signs.

Sign Regulations

In Kitimat we have a permitting process for both permanent signs and temporary signs.

Permanent signs: Must conform to our sign regulations as stated in our Kitimat Municipal Code. Please refer to the bylaw here. A sign within the Downtown Revitalization Area is encouraged to follow style suggestions in the Downtown Design Guidelines. (See document link above.)

Temporary signs: Temporary signs can be for things such as political candidate signs during elections, signs for community causes or festivals, and for charitable fundraising. Temporary signs also include signs placed on the Haisla Boulevard overpass. Temporary signs must be approved in advance by the District.

Some commercial building improvements could mean your project is eligible for grants or a local tax exemption program.
