The District of Kitimat has discovered administrative errors to property tax notices sent out earlier this month. The wrong tax rates were used to calculate portions of property taxes due on our recently mailed property tax notices, and there was an error in the water utility amount.
Revised property tax notices are on their way out to residential property owners. If you have any questions or do not receive your revised property tax notice, please contact the District of Kitimat at 250-632-8900 or by email at finance@kitimat.ca.
Important things to know:
- If you have paid, depending on the timing of your payment the corrected tax notice may or may not reflect that payment. Even if not reflected, the payment you have made will be recorded in our system, and you will only be required to pay the difference.
- If you have not yet paid, please disregard the earlier notice and pay using your revised version once it has arrived.
- The change to the amount owing will not impact any application made for the Home Owner Grant. If you have not applied for the Home Owner Grant, please ensure that you do.
How the tax notice will change:
This chart explains the changes from our original tax notices to our corrected tax notices using the typical assessed value home in Kitimat from BC Assessment. The actual change for your individual property tax notice depends on your own property assessment.
Uncorrected rates | Corrected rates | Difference for a typically assessed home* |
---|---|---|
$1.9503 (per $1,000) | $2.0175 | + $23.18 |
$184.50 (flat rate for water services) | $174.25 | - $10.25 |
.0534 (Regional District tax rate) | .0535 | + $0.03 |
Total additional owed: $12.96 |
* BC Assessment says $345,000 is the typical assessed value for a home in Kitimat for 2025.
As the chart above notes, we undercharged on the municipal variable tax rate, and overcharged the flat water service rate. There was also a very minor discrepancy on the amount we collected on behalf of the Regional District.
